Booking Management

Managing bookings and guest communication can take a significant amount of time. We help coordinate the booking process, including listing setup, guest communication, rental agreements, deposits, payment coordination, and post-stay review follow-up.

Through the owner portal, owners can view their property's reservation calendar and request blocked dates for personal use when needed.

Guest Communication

From reservation to post-checkout, we use automated email and text communication to keep guests informed about arrival details, property information, rental policies, local guidance, and important stay instructions.

Guests receive phone numbers and contact information for real people connected to Wild Rivers Property Management. When something goes wrong, they are not routed through a distant call center or left waiting without a clear way to reach someone.

Marketing Expertise

We market vacation rentals across major booking platforms including Airbnb, Vrbo, and Google Vacation Rentals, while also encouraging guests to book directly through our Wild Rivers Property Management website whenever possible.

Because third-party booking sites charge guest and/or host fees, direct bookings can help create a better value for guests and improve profitability for owners. Our goal is to use the major platforms for exposure while building more repeat and direct booking business over time.

Local Presence

Our guest communication process is built around clear, timely information before, during, and after each stay. Guests receive automated email and text communication with important arrival details, property information, rental policies, and local guidance.

When something goes wrong, guests are not routed through a distant call center. They are given real contact information for people connected to Wild Rivers Property Management, so issues can be addressed more directly and efficiently.

Local Vendor and Service Network

Our management team is deeply rooted in the Northwoods community. Those local relationships matter when a property needs support from cleaners, maintenance providers, contractors, plumbers, electricians, snow removal providers, or other third-party vendors.

Because we work with local service providers and understand the area, we can help get the right people involved quickly when issues come up. That local network is an important part of protecting the guest experience and the owner's property.

Keyless Entry

We use keyless entry systems that allow each guest to receive a unique access code for their stay. This creates a smoother check-in process while reducing concerns about lost keys, copied keys, or uncontrolled access.

Guest codes are time-constrained, meaning access is limited to the approved reservation window. This helps prevent early arrivals, unauthorized late departures, and access outside the guest's scheduled stay unless it has been approved.

Owner Calendar Access

Owners have access to an online owner portal where they can view the reservation calendar for their property. This makes it easier to see upcoming guest stays, blocked dates, and general booking activity.

While we handle guest communication, booking coordination, and day-to-day management, the owner portal gives owners a convenient way to stay aware of reservation activity without needing to request calendar updates from our team.

Compliance and Registered Agent Support

Short-term rental rules can vary by state, county, city, town, lake association, and local ordinance. Many local offices require permits, annual renewals, inspections, local contact information, or a designated registered agent for the property who can respond to concerns when needed.

Wild Rivers Property Management helps owners maintain compliance with applicable short-term rental requirements, including permit support, renewal reminders, registered agent/local contact coordination, and communication with state, county, or municipal offices when needed.

Because many of these requirements must be renewed annually, we help owners stay ahead of deadlines and avoid preventable compliance issues that could interrupt bookings or create problems with local authorities.

Maintenance Coordination

We help coordinate maintenance requests and stay-related issues that come up before, during, or after guest reservations. Our goal is to respond quickly, communicate clearly, and involve the right local service providers when a property needs attention.

For urgent stay-related problems, guests are given contact information so they can reach someone connected to Wild Rivers Property Management rather than waiting on a distant call center. When outside help is needed, we work with local vendors and service providers to help resolve issues as efficiently as possible.

Monthly Financial Reporting and Tax Remittance Support

We provide monthly owner statements and payout information to help owners keep an eye on the financial performance of their short-term rental. These reports give owners a clearer view of rental income, management activity, and property-related charges handled through our management process.

Where applicable, our team also helps manage lodging-related tax collection and remittance to the appropriate state or local municipalities. This may include state sales and lodging taxes, county room tax, municipal room tax, or other required short-term rental tax payments depending on the property location.

We are not a full-service accounting firm, but we do help organize the rental-side financial reporting and tax remittance support owners need to understand how their property is performing from month to month.

Third-Party Service Coordination

We help owners coordinate property-related services through local third-party providers. Depending on the property and situation, this may include lawn care, snow removal, plumbing, electrical work, appliance repair, hot tub service, pest control, or other needed support.

These services are performed by outside vendors, not included automatically in our management fee. Our role is to help identify needs, communicate with vendors, coordinate access when appropriate, and keep owners informed when additional property support is needed.
